NOTE: Tenants should set up their utilities prior to move in. WOW development group will not be responsible if utilities are not setup due to tenant’s failure to put utilities in their name.

** Natural gas prices tend to rise significantly during the winter, and decrease in the summer. You will find that signing up for People’s Energy Budget Plan is beneficial to anticipate energy costs.

Rent Payments:

All rents should be paid online at www.wowdevelopmentgroup.com You should have received a tenant portal link after signing the lease. If you did not, please email us at management@wowdevelopmentgroup.com. Rent is due the first of the month. There will be late fees assessed after the 5th.


Move-Ins/ Move-Outs:

All move-ins are to take place on the first day of your lease. We understand the typical move out and move in situation most tenants have to incur, but please keep in mind we need time to paint and clean your apartment for you. Move-ins should be expected by 2pm on the 1st. If your apartment is available sooner, we will let you know, and we may be able to arrange an early move-in for you. Please remember: Early move-ins are permitted at landlord’s discretion. All move-ins/outs must be done through the back.


Move-outs and return of all keys must take place on or before noon on the last day of your lease. Please leave all keys on the kitchen counter and let us know at management@wowdevelopmentgroup.com that you are moved out.


General Maintenance:

If you require maintenance on your apartment, please put a work order through the tenant portal. In the event of an emergency, please call 773-466-2828 and ext. 1.


Insurance:

You are required per our lease to have renters insurance. It is not costly and should be purchased by all renters. If there is a busted pipe, flood, fire etc, WOW development group does not have insurance that would cover your belongings. All major insurance companies offer renters insurance. Please note: storage areas can take water from time to time and you should store items there are your own risk.


Furnace Air Filters:

All furnaces have air filters. It is important to have clean filters in order to keep the air you breathe fresh. Filters for furnaces are the responsibility of the tenant and should be changed monthly. If you need assistance replacing a filter, please put in a maintenance request.


Smoke and Carbon Monoxide Detectors:

Smoke and carbon monoxide detectors save lives. With this in mind, landlords are required to provide both devices in all apartments (with the exception of apartments with radiator heat, where carbon monoxide detectors are unnecessary). If you do not have these in your unit, please call us immediately. Replacement of batteries for smoke and carbon monoxide detectors are the responsibility of the tenant. For your safety, please test and replace the batteries twice a year.


Lockouts:

If you are locked out of your apartment, we will do our best to get you in to your apartment. Please put in a maintenance request, if there is no response, call the office. Ultimately, it is your responsibility to get back in to your apartment. If you call to report a lockout, and we are unable to help you for any reason, it is your responsibility to arrange for and pay for a locksmith. We suggest Chicago Locksmith (888) 775-0893.
